People ring us and ask for "a ₹100 stamp paper" or "a ₹200 stamp paper" as though they were buying a stationery item. That is not how it works, and picking the wrong value is one of the few mistakes on a rental agreement that is genuinely expensive to fix.
There is no fixed denomination
The value is calculated, not chosen. You do not decide it, and neither do we — the Karnataka government sets the duty, and our job is to apply the rule correctly and issue the certificate for the resulting amount.
The Consideration Amount is what the calculation runs on
Everything follows from a single figure called the Consideration Amount. For a rental agreement it comes from either:
- the security deposit, or
- the monthly rent multiplied by eleven months
Which of the two applies depends on the structure of the tenancy. This is why the first question we ask is never "what denomination do you want" but "what is the rent and what is the deposit".
Why rent alone gives the wrong answer
A large deposit against a modest rent is extremely common in Bangalore — ten months' deposit is normal in many parts of the city. Two tenancies with identical rent can therefore need different stamp values, purely because the deposits differ. Anyone who quotes you a value after hearing only the rent has not asked enough questions.
What it typically comes to
For an ordinary residential rental agreement the value generally lands somewhere between ₹100 and ₹500. That is a range you will encounter in practice, not a rule, and it is not a promise. Higher rents, unusually large deposits, longer terms or commercial premises can all push it above that.
We work out your figure from your actual numbers and tell you what it is before issuing anything. If someone gives you a flat rate without asking for the deposit, treat it as a guess.
The mistakes we see most
Using a leftover certificate
An e-stamp certificate is issued against a specific transaction and carries its own date and reference. A certificate bought for something else, or bought months ago and kept in a drawer, is not a spare sheet of paper you can reuse.
Deliberately under-stamping to save ₹200
An under-stamped agreement can be treated as inadequately stamped if it is ever produced in a dispute, and curing that later costs far more than the difference. The saving is trivial and the exposure is not.
Assuming a longer agreement uses the same value
The eleven-month figure in the calculation is tied to the eleven-month term. A two-year or three-year lease is a different calculation and usually a different registration requirement as well. See 11-month rental agreement rules in Karnataka for why eleven months is the standard term.
Confusing the stamp value with the total cost
The stamp value is government duty. Drafting is our work and is charged separately. Notarisation, if you need it, starts from ₹200 and is separate again. Three different things, three different line items — a quote that collapses them into one number is hiding something.
Documents other than rental agreements
The same principle applies but the rule differs by document type. An affidavit starts from ₹500 with us and the clauses can be added, removed or changed to suit what you actually need.
