If you last dealt with stamp paper years ago you probably remember buying a physical sheet from a licensed vendor. That is largely gone. Stamp duty in Karnataka is now paid electronically and what you receive is a printed certificate that can be checked online — which is the whole point of it.

What it is

E-stamp paper is stamp duty paid through the government's electronic stamping system rather than by buying pre-printed paper. You pay the duty, the system generates a uniquely numbered certificate recording that payment, and your document is printed on it. The record sits in a central database, not only in your hands.

Why it replaced the old paper

Physical stamp paper had two chronic problems: it was forged, and it ran out. Vendors would be out of the denomination you needed, and counterfeit sheets circulated widely enough that institutions grew suspicious of all of them. An electronic certificate solves both — it cannot be a real sheet used twice, and anyone can verify it in under a minute.

What is printed on the certificate

Look at the top of any e-stamp certificate and you will find:

  • Certificate number — the unique reference used to verify it
  • Date of issue — which matters, see below
  • Description of document — for example, a leave and licence agreement
  • Consideration price — the figure the duty was calculated on
  • Stamp duty paid — the amount
  • First party and second party — usually landlord and tenant
  • Purchased by and stamp duty paid by

How to verify one before you trust it

This is the part almost nobody does, and it takes a minute. Every e-stamp certificate can be checked against the issuing authority's online verification page using the certificate number printed on it. The details shown online should match the paper in your hand exactly — same parties, same consideration, same duty, same date.

If anything differs, or the number does not come up at all, do not sign. We are happy to walk you through checking a certificate we issued; a vendor who is reluctant to let you verify is telling you something.

The date matters more than people expect

The certificate carries the date it was issued. An agreement that claims to start well before its stamp certificate was issued invites awkward questions from whoever eventually reads it. If your tenancy needs to start on a specific date, say so before the certificate is generated — afterwards it cannot be changed, only reissued.

Getting the names right the first time

First party and second party are printed onto the certificate itself. A misspelt name is not something you can correct with a pen — it means a fresh certificate. Check the spellings against Aadhaar when we read them back to you. It takes ten seconds and saves a reprint.

What e-stamping is used for

Rental and leave-and-licence agreements are the most common by volume, but the same system covers affidavits, powers of attorney, sale deeds, gift deeds, indemnity bonds and undertakings. The document type changes how the duty is calculated — see how the stamp value is worked out.
