Most people who walk into our shop need the agreement for something specific — a bank account, a school admission, a passport application or police verification. That end use decides how the agreement should be prepared, so it is worth reading before you come.

The short version

Bring both parties' Aadhaar, agree on rent, deposit and start date, and the whole thing takes about 30 to 60 minutes at our counter. If you cannot come in person, we can prepare it from details sent over WhatsApp and arrange delivery.

Step 1 — Settle the commercial terms first

We cannot draft anything until the landlord and tenant have agreed on four numbers: monthly rent, security deposit, agreement start date, and who pays maintenance. Disagreements at the counter are the single biggest cause of delay. Sort it out over a phone call before you arrive.

Also decide the notice period — one month and two months are both common in Bangalore — and whether there is a lock-in period. If either side is unsure, we will suggest what is usual for the area, but the decision is yours.

Step 2 — Work out the Consideration Amount

This is the part almost everyone gets wrong. The stamp paper value is not a flat fee and it is not based on the rent alone. It is calculated from the Consideration Amount, which is the security deposit, or the monthly rent multiplied by eleven months — whichever the calculation calls for.

The government sets the duty from that figure. For a normal residential rental agreement it usually works out somewhere between ₹100 and ₹500. Step 3 — Drafting

We prepare the agreement with both parties' details, the property address, the agreed terms and the standard clauses that banks and schools expect to see. Drafting is charged separately from the stamp paper — they are two different things, and anyone quoting you a single all-in number without asking for your figures is guessing.

Tell us at this stage if you need anything unusual: a company as tenant, a co-tenant, a landlord represented by a power of attorney holder, or a clause about pets, parking or subletting. Adding it now costs nothing. Adding it after printing means starting again.

Step 4 — E-stamping, printing and signatures

Once the value is confirmed we issue the e-stamp certificate, print the agreement on it, and both parties sign. Two witnesses are usual. Keep in mind that the e-stamp certificate carries a date, so if you need the agreement to start on a particular day, tell us before we issue it rather than after.

Step 5 — Notarisation, if you need it

An eleven-month agreement does not legally have to be notarised. But banks, schools and passport offices very often ask for a notarised copy anyway, so most people take it. Notarisation starts from ₹200. If you are not sure whether you need it, ask whoever is going to receive the document — they will tell you in one sentence, and it saves you paying for something you do not need.

  • Aadhaar card of the landlord
  • Aadhaar card of every tenant who will sign
  • The full property address including flat or door number
  • Agreed rent, deposit, start date and notice period

Common reasons agreements get rejected

  • Name spelled differently from Aadhaar. Banks check this character by character. Use the Aadhaar spelling even if you normally write it differently.
  • Address incomplete. "Brigade Millennium" is not an address. The flat number and block matter.
  • Backdated start. A start date earlier than the e-stamp date raises questions. Tell us the date you need in advance.
  • Missing signature on every page. Some offices want initials on each page, not just the last one.
