What we prepare
A complete leave-and-licence agreement for an eleven-month term, drafted with your terms, printed on a correctly valued e-stamp certificate, signed and witnessed, and notarised if you want it. You leave with the document, not with a promise to email it.
The clauses we will ask you about
Most disputes we hear about later trace back to one of these being left vague at signing. We will raise each one:
- Notice period — one month and two months are both normal here. Pick one.
- Lock-in — if there is one, what happens to the deposit if someone leaves early.
- Deposit refund terms — when it comes back and what may be deducted. This is the single most common source of conflict.
- Maintenance, water and electricity — who pays what, explicitly.
- Painting and repairs — at whose cost, at the end of the term.
- Parking — which slot, and how many.
Anything unusual — pets, subletting, a co-tenant joining later, a company as tenant — tell us at drafting. Adding a clause then costs nothing. Adding it after printing means a new e-stamp certificate.
Turnaround
Thirty to sixty minutes at the counter if both parties are present and the terms are settled. Send the details on WhatsApp beforehand and we will have the draft ready, which cuts the visit to signing only.
What it costs
Stamp duty is calculated from the Consideration Amount — the security deposit, or the monthly rent multiplied by eleven months — and generally comes to between ₹100 and ₹500 for a residential tenancy. Drafting is charged separately. Notarisation, if you need it, starts from ₹200. We confirm all three before you commit.
Renewals
When the eleven months are up the agreement simply ends — there is no automatic rollover. A renewal is a fresh agreement on a fresh certificate. Most people use that moment to revise the rent, which is easier if the original had an escalation clause. Come back to us and we will have your previous terms on hand.
