The value comes from the Consideration Amount, not a fixed list
Karnataka's stamp duty on a rental agreement is calculated from the Consideration Amount — the security deposit, or the monthly rent multiplied by eleven months, whichever the calculation is based on for your specific agreement. The government sets the duty from that figure. For a normal residential tenancy this usually falls between ₹100 and ₹500, but it is calculated, not chosen off a shelf.
Why two people can pay different amounts for the "same" agreement
A ₹15,000/month flat with a ₹1,50,000 deposit and a ₹25,000/month flat with a ₹50,000 deposit will not attract the same duty, because the Consideration Amount behind each is different. Anyone quoting you a flat price without asking your rent and deposit is guessing at this number.
Residential vs commercial
Commercial lettings usually carry a larger deposit, which raises the Consideration Amount and therefore the duty. Tell us upfront if the premises is commercial, so we calculate against the right figures the first time.
